What buyers look for when buying a guest house or small hotel

From trading figures to the state of the boiler: the points buyers focus on when they assess a guest house or small hotel.

Guest houses and small hotels combine two things buyers have to assess at once: a property and a business. Owners who understand both sides of that equation tend to have smoother sales. These are the areas we look at closely when we assess a guest house, as we did with Loch Eyre House on the Isle of Skye.

The numbers behind the rooms

Buyers will look at revenue, profit and how they have changed over the last few years, but they will also want to understand the drivers: occupancy across the seasons, average room rate and how much revenue comes from extras such as breakfasts or dinners.

If you run the business yourself, be clear about the hours you put in. A buyer who will employ a manager needs to see that the business still works once a salary is paid.

The property itself

  • The number and mix of rooms, and whether all are en suite
  • The condition of the roof, windows, heating and hot water
  • Fire safety, licensing and any outstanding compliance work
  • Owner accommodation, parking and outbuildings

Location and demand

Proximity to attractions, transport links and the strength of the local season all affect value. A guest house on a well travelled route, like the road between Portree and Uig, benefits from demand that does not depend on the business alone.

Reputation and systems

Strong reviews, a working website with direct bookings and a simple, reliable way of running the place make a business far easier to take over. Even a basic written routine for check in, cleaning and breakfast shows a buyer that the business does not live only in your head.

Talk early

You do not need everything perfect before speaking to a buyer. An early, confidential conversation can tell you what matters most and what is worth fixing before a sale.
