FAQ
Selling to TR2 Group
Who buys glamping sites and holiday lodge businesses in the UK?
TR2 Group buys and operates glamping sites and lodge parks across the UK. We already own Coorie Retreats, six glamping domes and cabins near Portpatrick, and Brecon View, a lodge retreat on the edge of the Brecon Beacons. Owners can contact founder Tomas Robertson directly and in confidence.
Do you buy guest houses and small hotels in Scotland?
Yes. Guest houses, B&Bs and small hotels are a core part of what we buy. We own and run Loch Eyre House, a nine bedroom guest house on the Isle of Skye, along with a shepherd's hut and cottage nearby, and serviced apartments in Glasgow and Edinburgh.
What turnover does my business need for TR2 Group to buy it?
We usually look for UK hospitality businesses turning over £200k a year or more, with a proven trading history. If you are below that but have something special, we are still happy to talk.
Can I sell my hospitality business without using a broker?
Yes. You can contact us directly and speak to the founder from the first call. We also work alongside specialist brokers when an owner already has one: our purchase of Brecon View was completed through Christie & Co.
How is a glamping site or guest house valued?
We look at trading profit over the last few years, occupancy and room rates across the seasons, the booking mix between direct and online travel agents, the condition of the property and units, planning consents and licences, and how much room there is to grow. You do not need a formal valuation before speaking to us.
How long does it take to sell a hospitality business to TR2 Group?
It depends on the business. After a first call we review your figures and, if it is a fit, put a clear written offer and heads of terms to you. Completion then follows due diligence and the legal work on the property, any leases and licences, which is usually the longest part.
Can I sell my business confidentially, without staff or guests knowing?
Yes. Everything you share is seen only by the TR2 Group team, and we are happy to sign a non disclosure agreement before you share accounts or trading data. Your team and guests do not need to know until you decide they should.
Will my staff and future bookings be looked after if I sell?
We buy businesses to run them. Honouring forward bookings and keeping good local teams in place is central to how we take over, and each business keeps its own name and website.
Does TR2 Group do joint ventures as well as buying outright?
Yes. As well as outright purchases we consider joint ventures, staged handovers and partnership structures with owners and investors where it makes sense for both sides.
Who owns Coorie Retreats, Loch Eyre House and Brecon View?
They are all part of TR2 Group, a UK hospitality company founded in 2020 by Tomas Robertson. The group also includes Coorie Home Stays, Loch Eyre Shepherd's Hut and Loch Eyre Cottage.

Thinking about it for later
Many owners start the conversation a year or more before they sell. Leave a few details and Tomas will check in when the timing suits you. No pressure, and nothing is shared.
